The inaugural LPGA and USGA Girls Golf Team

Championship & Academy will take place June 11 – 13 at Kiawah Island Club’s Cassique golf course, on Kiawah Island, SC. The Championship and Academy participants will consist of girls ages 7 to 17 who have taken part in the more than 230 LPGA-USGA Girls Golf programs across the United States. There will be 36 teams competing in the two-day team championship and more than 50 girls attending the three-day Academy. Tournament play is on Tuesday and Wednesday, June 12 – 13 starting at 8:30am. Spectators are welcome at this fun-filled event.

Seabrook Real Estate Sales Activity in the first Quarter of 2012

Improved interest in 2011 certainly equates to improved activity in 2012. We have 39 properties either sold or contingent at March 31 2012. With the trend continuing this will be the fourth year in a row with improved sales transactions on Seabrook Island.

Bank sales equate to approximately 20% of the market in 2011 and may be similar for closings in 2012. The sales average should also continue to rise this year. First quarter average is up, reflecting increased movement in higher valued properties.

We look forward to showcasing Seabrook Island to our many visitors during the 2012 PGA Tournament in August.

Home Sales for the Charleston Region – April 2012

The Charleston Trident Association of Realtors released their preliminary report this week showing that, through the Multiple Listing Service, 899 changed hands last month. That is a 9% increase in home sales in the region.

This is the busiest March since 2007 according to Herb Kroger, the association’s present. Declining inventory must be a factor, but an early warm spring has also encouraged buyers.

SPRING 2012 BRINGS WITH IT RENEWED INTEREST IN REAL ESTATE

All signs point to prices being at their lowest ebb, and the scales are tipping. Inquiries are being received by phone, email and also with walk-ins to our office at beautiful Bohicket Marina. Historically low interest rates are helping to shrink the inventory on both Seabrook and Kiawah Islands. We are cautiously optimistic…

Buyers of course continue to have price as the major factor in their purchase which can be a complication for sellers who are often in a position where they do not need to sell “at any price”. The discrepancy between bargain hunbters’ price pressure and sellers will remain for a while, but once we have investors back in the mix we fully expect that lot sales will improve – and we are buoyed by the amount of new construction that is under way at this time. This is a positive indicator of an upswing in the market that we are very hopeful will continue to build during the course of the year.

PGA Championship on the Horizon

35 local, county and state officials are working on transportation, parking and public safety ahead of the PGA Championship that will be played on Kiawah Island Golf Resort’s Ocean Course August 9-12.

50,000 visitors from 44 states and 10 different countries are expected to attend.

The tournament has already broken five single-day ticket sales records and is expected to generate a $193 million economic impact.

Seabrook Island Greenspace

Did you know? Wild life habitat on Seabrook Island amounts to around 700 acres! Including the golf courses, that number exceeds 1,000 acres. There are approximately 40 ponds on Seabrook comprising almost 25 acres. Our wetlands areas comprise more than 250 acres.

The SIPOA Beach Trust land of about 15 acres is designated by deed to be true “green space” and another 50-100 acres adjacent to this land also serves as “green space”. Camp St. Christopher occupies more than 300 acres with about 200 acres left in a natural state.

No wonder we have such a wonderland in our wildlife habitat!
